Site conditions
What changes how we scope it
- Concrete restoration leaves a different mess
- Spalling repair and balcony restoration produce fine concrete dust that travels through a building and settles on everything, including the units nobody is working in. That is a rough-clean scope with a containment conversation attached, and it should be priced before the chipping starts.
- Residents are still living there
- Phased work in an occupied building means corridors, elevator cabs, and lobbies get handed back clean at the end of every shift, not at the end of the job. We can run that on a recurring basis for the length of the project.
- Access is the constraint
- Causeway timing, loading zone windows, and no on-site parking mean a crew that shows up late loses the day. We confirm the access plan at the walkthrough — where we park, which elevator, what hours — and build the schedule around it.
- Salt gets on the glass
- Ocean-facing glass picks up salt film that ordinary glass cleaner smears rather than removes. Exterior lites reachable from a balcony or terrace get done properly. Anything needing a swing stage is not our scope and we will say so at the walkthrough.
