Post-construction cleaning in Doral

Doral is square footage. Warehouse, flex, and distribution space ringing the airport, office parks along the 836 corridor, corporate build-outs inside them, and newer residential going up around Downtown Doral.

Industrial work is a volume problem rather than a detail problem. A 90,000-square-foot slab is a machine-and-crew calculation, and the price should reflect that instead of being quoted like six houses.

Site conditions

What changes how we scope it

Slabs need machines, not mops
Large-format concrete gets scrubbed with a machine sized to the floor. We bring our own equipment, so the only question is water and power access, which we settle at the walkthrough.
Tilt-up dust goes up, not just down
Panel joints, exposed structure, and deck above the racking hold construction dust well above eye level. In a distribution building that dust lands on the tenant's product later, so it comes down before we touch the floor.
Two scopes in one building
A flex building is an office finish bolted to a warehouse shell. Those are different scopes at different price points in the same contract, and we write them as separate line items so you can hand the office portion to the tenant if that is how the deal is structured.
Dock aprons and truck courts
Exterior flatwork on an industrial site takes tire marks, mud tracking, and saw slurry. Pressure washing the aprons, ramps, and truck court before turnover is usually the difference between a punch item and a clean handover.
