Scope of work

Services and what they include

Written as line items rather than as marketing copy, because the exclusions are the part that keeps a bid honest. If something you need is on an exclusion list, say so — most of it is work we can price, we just will not fold it silently into a base number.

Rough clean & progressive clean

Rough clean runs concurrent with the trades. We keep floors clear so the next crew can work and nobody is stepping over yesterday's cutoffs. Scheduled by the week, by the floor, or by the phase — whatever your look-ahead says.

Included

  • Gather and bag construction debris, staged to your dumpster or a location you designate
  • Sweep and vacuum floors, stairs, and landings
  • Clear window sills, ledges, and door tracks of dust and cutoffs
  • Break down and stack cardboard, packaging, and pallets
  • Wipe down rough-in surfaces so drywall and paint start clean
  • Keep egress paths, stairwells, and elevator lobbies clear

Not included

  • We do not supply the dumpster and we do not haul debris off site
  • Hazardous material, asbestos, lead, or anything requiring abatement licensing
  • Moving or protecting stored materials belonging to other trades
  • Demolition of any kind

Final clean & detail clean

This is the pass that decides whether your walkthrough goes well. Top-down, every surface, in a defined order so nothing gets recontaminated by the step after it. We walk the space with you first, so the scope is written down before anyone picks up a rag.

Included

  • Top-down dust removal: ceilings, soffits, light fixtures, vents, sprinkler heads
  • Detail all millwork and cabinetry, inside and out, including shelving, doors, and frames
  • Clean and polish plumbing fixtures, sinks, tubs, showers, and toilets
  • Appliance interiors and exteriors, including behind and underneath where accessible
  • Detail switch plates, outlet covers, thermostats, door hardware, and handrails
  • Vacuum and damp-mop hard floors, vacuum carpet
  • Clean interior glass, mirrors, and glass partitions
  • Balcony, terrace, and patio sweep-down where applicable

Not included

  • Paint touch-up, caulking, drywall repair, or any corrective trade work
  • Grout haze, thinset, or paint overspray removal that needs a solvent or a mechanical process — we call it out at walkthrough and price it separately
  • Furniture assembly or staging
  • Areas not released to us by the GC at the time of the clean

Punch-list & touch-up cleaning

Between the final clean and handover, hands go back on the space — inspectors, trades closing out punch items, your own team. We come back behind them, work the cleaning items off your list, and tell you when each one is done so your super is not chasing it.

Included

  • Re-clean areas disturbed by trades closing out punch items
  • Work cleaning-related punch items off your list, item by item
  • Fingerprint and smudge removal on glass, stainless, hardware, and painted surfaces
  • Re-detail floors and thresholds ahead of the walkthrough
  • Final debris sweep of corridors, stairs, and staging areas

Not included

  • Punch items that are trade corrections rather than cleaning
  • Sign-off on another subcontractor's work
  • Repeat mobilizations caused by areas not being ready — those are billed as additional visits

Window, glass & label removal

New glass arrives wearing protective film, manufacturer labels, and whatever the trades left on it. It comes off carefully — plastic razors and the right solution, never steel on coated glass — because a scratched lite is a replacement, not a callback.

Included

  • Remove protective film, manufacturer stickers, barcodes, and adhesive residue
  • Clean interior glass, mirrors, glass partitions, and shower enclosures
  • Exterior glass cleaned where reachable from ground level, a balcony, or a terrace
  • Clean window tracks, sills, and frames
  • Remove tape residue and paint spec from glass

Not included

  • Any glass requiring a swing stage, boom lift, or rope access — that is a different license and a different insurance rider
  • Glass already scratched, etched, or damaged before we start — we document condition at walkthrough
  • Removal of applied window tinting or security film

Pressure washing

Exterior flatwork takes the worst of a job — thinset, mud tracking, tire marks, saw slurry. We wash it down before turnover. We need a water source on site and a plan for where runoff goes, and both get settled at the walkthrough rather than on the day.

Included

  • Sidewalks, entry aprons, and walkways
  • Parking garage decks, ramps, and stair towers
  • Exterior flatwork, equipment pads, and loading areas
  • Building exterior wash-down where reachable from ground level
  • Removal of surface dirt, mud tracking, tire marks, and construction residue

Not included

  • Water source and site power are provided by the GC unless agreed otherwise in writing
  • Runoff containment and any permitting a jurisdiction requires
  • Elevated work requiring a lift or suspended access
  • Chemical stripping of coatings, acid washing, or surface sealing

Ongoing jobsite janitorial

Some jobs need somebody there every week rather than only at the end. Set the frequency in the contract — daily, a few days a week, or weekly — and we keep the site presentable for owner walks, inspections, and your own crews.

Included

  • Recurring cleaning of jobsite trailers, offices, and break areas
  • Common area and corridor upkeep in occupied or partially occupied buildings
  • Restocking consumables where the GC supplies them
  • Trash collection from designated site points to your dumpster
  • Sweep and spot-clean of lobbies, elevator cabs, and stair towers ahead of owner walks
  • Frequency set in the contract — daily, weekly, or on your look-ahead

Not included

  • Portable restroom servicing — that requires a licensed waste hauler, which we are not
  • Anything requiring a hazmat or biohazard response
  • Storm, flood, or fire response

How we scope

Every bid starts with a walk

We walk the space with you before we quote, at no cost. On that walk we write down what is in scope, what is excluded, what condition surfaces are already in, and what we need from you — water, power, dumpster access, and which areas will actually be released to us on the day.

You get that back as a written scope with a number attached. If something changes later — a phase moves, an area is not ready, a finish turns out to need a different method — it gets priced as a change against that document rather than argued about at the end of the job.
