What contractors ask first
- Can you send a W-9?
- Yes. Ask on the bid request or by phone and we will send it to whoever handles your vendor setup.
- How do you price a job?
- We walk the space with you first, at no cost, and write the scope down. Price comes off that written scope — square footage, finish level, which phase we are on site for, and how much of your schedule we are covering. You get a number attached to a document, not a rate card.
- How many people can you put on site?
- Call with your square footage and your date and we will tell you what we can staff for it. We would rather turn down a job we cannot crew than miss your walkthrough.
- How much notice do you need?
- It depends on the size of the job and what is already on the schedule. Call with your date and you will get a straight answer rather than a maybe.
- Do you supply your own equipment and supplies?
- Yes. Vacuums, machines, chemicals, and consumables come with us. We need water, power, and dumpster access from you, and we confirm all three at the walkthrough.
- What is not included in a final clean?
- Trade corrections. Paint touch-up, caulking, drywall repair, and any grout haze or overspray removal that needs a solvent or a mechanical process are separate. We call those out at the walkthrough and price them separately rather than discovering them the day before your walk.
- Do you work Saturdays or after hours?
- Saturday is a normal workday for us — we run Monday through Saturday, 7:00 AM – 6:00 PM. After-hours and phased night work in occupied buildings can be written into the contract.
- What areas do you cover?
- Miami-Dade and Broward counties. If your job is just outside that line, call and ask — the answer depends on the size of the job and the schedule.
