Our Process

How We Work With Your Project

Built around GC schedules, inspections, and turnover dates.

Open commercial interior being prepared for final cleaning

How a job runs

  1. Send plans or scope

Email drawings, a scope, or just the address and a bid invite.

  2. Walkthrough & bid

We walk the space with you at no cost and return an itemised bid tied to a written scope.

  3. Rough clean

Runs concurrent with the trades, after framing and drywall, scheduled against your look-ahead.

  4. Final & punch clean

Top-down detail before inspections, then back behind the trades to close out cleaning punch items.

  5. Turnover

Space ready for the owner, the tenant, or your final walkthrough.

  • Works with your schedule

We adapt to your timeline and keep the job moving, including phased and after-hours work.

  • Owner on every job

Direct oversight, no hand-offs. The person who bid the scope runs the crew on site.

  • COI & W-9 on request

Send your compliance requirements with the bid request and the packet comes back with the quote.

FAQ

Frequently Asked Questions

Are you insured?

Yes. We carry general liability coverage and can send a certificate before we mobilize.

Can you provide a COI naming us as additional insured, and a W-9?

Yes to both. Ask on the bid request or by phone and we will send them to whoever handles your compliance packet.

Can you send a W-9?

Yes. Ask on the bid request or by phone and we will send it to whoever handles your vendor setup.

How do you price a job?

We walk the space with you first, at no cost, and write the scope down. Price comes off that written scope — square footage, finish level, which phase we are on site for, and how much of your schedule we are covering. You get a number attached to a document, not a rate card.

How many people can you put on site?

Call with your square footage and your date and we will tell you what we can staff for it. We would rather turn down a job we cannot crew than miss your walkthrough.

How much notice do you need?

It depends on the size of the job and what is already on the schedule. Call with your date and you will get a straight answer rather than a maybe.

Do you supply your own equipment and supplies?

Yes. Vacuums, machines, chemicals, and consumables come with us. We need water, power, and dumpster access from you, and we confirm all three at the walkthrough.

What is not included in a final clean?

Trade corrections. Paint touch-up, caulking, drywall repair, and any grout haze or overspray removal that needs a solvent or a mechanical process are separate. We call those out at the walkthrough and price them separately rather than discovering them the day before your walk.

Do you work Saturdays or after hours?

Saturday is a normal workday for us — we run Monday through Saturday, 7:00 AM – 6:00 PM. After-hours and phased night work in occupied buildings can be written into the contract.

What areas do you cover?

Miami-Dade and Broward counties. If your job is just outside that line, call and ask — the answer depends on the size of the job and the schedule.
