A mixed-use building is two jobs stacked on each other. The residential floors turn over unit by unit against a leasing date; the ground-floor retail turns over on a tenant's opening date that has nothing to do with it. They are different scopes, different schedules, and usually different people signing off.

Two turnover dates in one building
We price the residential turnover and the ground-floor commercial scope as separate line items on the same contract, so the retail tenant's schedule slipping does not renegotiate the residential number.
Podium retail arrives raw
A restaurant or retail build-out in a podium usually starts as a shell with exposed structure and a raw slab and ends with a finish that has to pass an opening inspection. That is a rough-clean-through-final sequence rather than a single visit.
Balconies and glass face the water
Waterfront exposure means salt film on glass and grit on balcony pavers before the unit is ever occupied. Both go into the final clean scope on the water-facing side rather than being discovered on the punch walk.
